Can you hold a place before I apply?
No. We are receiving inquiries on homes every day - we cannot hold a home for you until you’re ready to apply. We recommend you submit an application as soon as you see something that meets your needs. We hold your application for 60 days - we can use that application for another property if the home you apply for doesn’t work out. -
Do I pay the first month’s rent and last month’s rent with my security deposit?
No. Prior to possession we collect prorated rent for the month plus at least half of the security deposit. We want to make moving as easy as possible for you… so we split the security deposit into two equal payments - half due prior to possession, and the other half due a month after possession. -
How old do you have to be to apply?
We require applications from everyone over the age of 18 who will be living in the home. -
Is the deposit refundable?
Yes! The security deposit is fully refundable, assuming no deductions are necessary. -
Who needs a cosigner?
Sometimes life has thrown you a curveball, and your credit has taken a hit as a result. We take every applicant on a case-by-case basis; call us if you’re concerned about qualifying for a property, and we can talk about why you’re concerned, and whether your particular issue would disqualify you. Sometimes we can take co-signers… it depends on the property. -
You have a property I want to rent. How do I apply?
The application process is easy! Just select the “Apply Now” button. We require an application prior to showing a home. -
How do I pay rent?
You can pay online through your tenant portal, mail us payment to our PO Box, or deliver the rent to our mail drop. -
I want to get a pet. What do I do?
Call us to discuss what you are looking for. All pets must be approved prior to being allowed in the home. The last thing anyone wants is for us to have to ask you to remove an unauthorized animal… let’s discuss up front. -
I want to move out, but my roommate wants to stay. What do I do?
Contact us. If your roommate is agreeable, then we can transfer the rent obligation to him or her. However - you both signed a contract when you moved in. You cannot unilaterally change that contract… all parties to the lease must be in agreement (in writing). -
My lease expiration is coming and I want to move out. What should I do?
Submit written notice to us at least 30 days prior to vacating. -
Who is responsible for paying for repairs & maintenance requests?
Tenants are not responsible for normal wear & tear items. Owners are responsible for major maintenance and repairs. Any repairs/maintenance required beyond “normal wear and tear” is the tenant’s responsibility. -
How do I report needed repairs and maintenance requests?
You can call/email/text our office, or submit your request through our Resident Portal. -
I want a friend to move in with me. Is there a process for this?
Yes! We need to process anyone living in the home, just as we did when you took possession. Your friend will need to submit a rental application and be subject to screening. We reserve the right to reject a request for another applicant to live in the home.
